A separate place.
A clearer picture.

See the official community website ↗

Sunterra Lakes is a master-planned community in the Brookshire area of Waller County, near Katy. Start with the location, then compare the home, the lot and your everyday routine.

The developer’s brochure describes a 1,463-acre community and identifies FM 529 and FM 362 on its masterplan. The official directions connect the community with I-10 and the Grand Parkway. Sources & review notes ↓

Sunterra Lakes and Sunterra are distinct communities. A shared developer and references to sister-community amenities do not make their school assignments, fees or access rules interchangeable.

For your first visit, drive the route to work at the time you would actually use it. Check the journey to groceries, healthcare and your other regular stops. Confirm current entrances, construction activity and toll choices rather than relying on a sales brochure’s travel time.

Open the developer’s conceptual masterplan ↗

The map shows a plan, not a survey or a promise of completion. Verify the exact section and lot with the builder and title documents.

02 / FIND YOUR FIT

Compare the home.
Then compare the details.

One neighborhood can offer very different floor plans, homesites and purchase terms. Start with a shortlist built around your priorities.

Need to move sooner?

Ask Katie to help identify available or near-complete homes and confirm the actual completion schedule. Compare the specific home’s finishes, lot, orientation and final price.

Want more choices?

Ask which selections remain available for the home you’re considering. Get allowances, upgrades, deposits and completion expectations in writing before comparing offers.

Before contacting a builder or touring a model: speak with Katie about representation and the builder’s registration requirements. Policies vary; registering or visiting first may affect whether a builder will recognize your agent. Representation terms and compensation must be confirmed separately.

This guide does not display a live listing feed. Ask Katie for current home options, pricing and availability.

03 / LOOK BEYOND THE FLOOR PLAN

Amenities: ask what
comes with your home.

Separate current access from future construction. Get the rules that apply to your address in writing.

Developer-advertised access

Sister-community amenities

The developer currently advertises access to Sunterra’s Sol Club during construction of the Sunterra Lakes amenity. Its disclaimer allows access and policies to change.

Ask: Which facilities are included today? Is access temporary? What are the guest rules, reservations and additional charges?

Planned · verify progress

Sunterra Lakes’ own spaces

The published plan includes trails, recreation courts, a splash pad and gathering areas. A rendering or feature list does not confirm that a facility is open.

Ask: What is operating now, what is under construction, and which completion dates are contractual?

04 / DO THE HOMEWORK

Five checks.
One specific address.

Use these questions on every home you shortlist. Neighborhood-wide assumptions can miss important property details.

01. Schools & enrollment

The community is marketed for Royal ISD. Confirm the exact campus assignment and enrollment availability directly with the district for your address and move-in year. Royal ISD’s October 2, 2026 update says attendance zones recently changed and Royal Prairie Elementary reached capacity.

Contact Royal ISD ↗ · Read the district’s October update ↗

02. Taxes & district assessments

Locate the exact parcel through Waller CAD. Confirm all taxing entities, any MUD or other district obligations, the applicable tax year and exemptions with the relevant offices. Ask your lender to model taxes on the completed home, rather than assuming a prior bill is your future cost.

03. HOA & ownership costs

Request current association documents, assessment amounts, transfer and setup charges, restrictions and amenity rules. Add insurance, utilities and maintenance to your comparison. This guide does not assume a single HOA fee or tax rate for every home.

Ask Katie to help organize your questions ↗

04. Flood & drainage review

Look up the exact address on FEMA’s flood maps. Review the survey, available elevation and drainage information, disclosures and insurance quotes with appropriate professionals. Being outside a mapped high-risk zone does not mean there is no flood risk.

05. The lot, route & contract

Visit the actual lot. Ask about nearby planned uses, drainage easements, construction phases, utilities and internet service. Compare the written contract, lender conditions, warranty and inspection opportunities—not only the advertised monthly payment.

05 / MAKE IT YOURS

Your first-visit plan.

Choose what matters to you. Build a useful question list before you book a model-home visit. No personal information required.

What should your visit focus on?

Your selections stay in this page until you leave or reset. Building a plan does not send an inquiry or book a tour.

YOUR PERSONAL FIELD NOTES

Start with the essentials.

07 / STRAIGHT ANSWERS

Before you decide.

How do I choose a real estate agent for Sunterra Lakes?

Choose an agent who explains representation, helps compare builders and written terms, checks property-specific costs, and supports your due diligence. Ask how the agent handles builder registration, inspections, communication and compensation. Katie Curran of MKAT Group is available to discuss your buying plans and how she can help you explore this community.

Can Katie Curran help me explore homes here?

Yes. Katie Curran, REALTOR® with MKAT Group at Keller Williams Signature, serves buyers in Brookshire and the surrounding Katy area. Contact her to discuss available homes, your priorities, representation and a tour plan before approaching builders.

Is Sunterra Lakes the same as Sunterra?

No. They are distinct sister communities. Use Sunterra Lakes-specific documents when checking the lot, school district, association obligations and amenity access. Do not assume a detail about Sunterra applies to a home in Sunterra Lakes.

Which schools would my child attend?

The developer identifies Royal ISD. Campus assignment and enrollment must be confirmed directly with the district using the full property address and intended school year. Royal ISD announced recent zone changes in October 2026; an older builder sheet may not reflect your assignment.

Are all the amenities already open?

Do not assume that every advertised feature is open. The developer describes planned Sunterra Lakes facilities and advertises sister-community access subject to changing terms. Ask for the current operating facilities, membership terms, guest policies and any added charges in writing.

What are the HOA fees and property taxes?

Obtain current figures for the specific home and section. Request association documents and confirm the parcel’s taxing entities and district assessments. Ask the lender for a completed-home tax estimate and review exemption assumptions. This guide does not publish a neighborhood-wide rate or fee.

Should I visit a builder before talking to Katie?

Talk with Katie first. Builder registration and agent-recognition rules vary and may depend on initial contact or the first visit. Discuss representation and compensation before registering or touring; builder payment of an agent is not guaranteed.

Can I see current homes and incentives on this site?

This is an educational guide, not a live inventory feed. Contact Katie for current home options and to compare written offers. Prices, completion schedules, lender incentives and eligibility conditions need to be confirmed for each home.
